Beulah has unveiled plans for a visionary eight-storey development at 430-434 George Street in Fitzroy, melding residential, retail, and sustainable design.

Spanning 1200 square meters, the project will feature 44 apartments alongside two dynamic ground-floor retail spaces, all crafted with a thoughtful blend of modern architectural aesthetics, heritage preservation, and eco-conscious solutions.

  • Sustainable Living: The fossil-fuel-free design by Breathe Architecture incorporates rooftop solar panels, rainwater harvesting, and a bicycle hub with 49 storage spaces and a repair station. The basement will include parking with electric vehicle (EV) charging and car-share options.

  • Heritage Integration: A historic bluestone wall and laneway will be preserved, creating a unique vehicle and cycle entry on Rose Street.

  • Architectural Details: The design features a three-storey brick podium with recessed upper levels and terrace areas, blending into Fitzroy’s urban fabric.


Value and Timeline

  • Site Acquisition: Purchased for $12.2 million in September 2021, with settlement in March 2022.
  • Projected Value: The development is expected to achieve an end value of $85 million.

This $85 million project is part of Beulah’s growing portfolio in Melbourne, alongside the Brunswick Established townhouse project, The Wilds in Northcote, and the landmark Sth Bnk development in Southbank.
